Renovation Brief
After visiting our Harrogate showroom, the client met with Showroom Consultant Leanne to discuss transforming an unused top-floor bedroom into a new en-suite. Inspired by traditional design elements, the client expressed a preference for Burlington fixtures and admired our showroom’s own en-suite layout, which was similar in size to her vision.
She wanted to create a 4ft x 8–9ft bathroom under a sloping ceiling, requiring structural changes such as building partition walls, installing a pocket door, and adding a Velux window. The room had no direct access to existing plumbing—only a Saniflow system was present from a previous bathroom below—making the project particularly challenging.
Bathroom Design Challenges & Considerations
Senior Designer Simon undertook a detailed technical survey to determine feasibility. The top-floor location of the proposed en-suite in a four-storey Victorian terrace presented significant complexities. With no soil stack access and the existing floor sloping, standard drainage solutions weren’t viable.
The solution involved raising part of the floor to create a two-tiered room. This not only facilitated effective wastewater management by accommodating a step for drainage but also levelled the main bathroom area for comfort and practicality. The SVP (soil vent pipe) was extended at the rear of the property, and all necessary pipework was routed to and from the new room.
Traditional Bathroom Design
To suit the client’s love of traditional style, Simon proposed a traditional bathroom design anchored around timeless features with thoughtful placement. At the back of the room, a previously built-in shelving unit was removed and reconfigured to create a recessed niche above a classic Admiral freestanding copper bath—positioned beneath the newly installed Velux window. This became the focal point of the space, blending elegance with natural light.

A spacious walk-in shower was installed, finished with Porcelanosa Bottega stone-effect tiles that added texture and warmth. A Burlington vanity unit with a quartz worktop and an undermounted basin offered vintage charm with contemporary functionality. The matching WC was discreetly positioned opposite, and the flooring was tiled to mirror the walls, unifying the look.

Lighting and electrics were upgraded throughout to ensure the room met modern safety standards while enhancing the ambience of this traditional setting.

Installations Surveyor Joe translated Simon’s design into precise technical requirements. Multi-Skilled Fitter Darren expertly executed the project, skilfully navigating the complex plumbing and building adaptations required to bring the room to life.
Outcome
The result is a beautifully balanced, classically styled en-suite that respects the heritage of the Victorian home while delivering modern comfort. The bespoke layout, carefully chosen finishes, and meticulous installation have transformed an underused space into a standout feature of the property.

The client was so pleased with the outcome that she expressed interest in having her main house bathroom refurbished in a similar traditional style at a later date—proof of a project well executed and an experience well received.
Conclusion
This Harrogate-based en-suite conversion highlights how considered design and technical expertise can unlock the potential of unconventional spaces.
